Data
Data is who you're calling and what you know about them. The right prospects, accurate contact information, and enough context to start a relevant conversation. Data shows you where the opportunity is. It doesn't create it for you.
You're generating leads. Are you converting enough of them?
Stop losing opportunities to weak conversations, missed buying signals, ineffective follow-up, and appointments that never get set. Build the skills, structure, and confidence to turn more of the opportunities already in front of you into real business.
Your results depend on what happens between the first contact and the commitment.
Speed, consistency, and a relevant opening matter. Every missed conversation is an opportunity that never enters your pipeline.
Talking isn't the same as connecting. Learn to build trust and earn the right to ask meaningful questions.
Without discovery, follow-up, and a clear next action, promising conversations quietly disappear.
Practical coaching for sales professionals across industries, with special depth in relationship-driven and real estate sales.
Engaging openers, consistent outreach, response strategies, and turning an inquiry into a meaningful conversation.
Tonality, pacing, active listening, language, and the nonverbal cues that shape how prospects experience you.
Ask better questions to understand motivation, timing, needs, urgency, and what must happen before someone moves forward.
Explore concerns without arguing, overexplaining, sounding scripted, or putting pressure on the prospect.
Create a disciplined follow-up cadence that builds relationships and keeps future opportunities from going cold.
Make the next step clear, ask for the commitment, and move the right opportunities forward with confidence.
We work through the full conversion path so you can identify where opportunities stall and what to practice next.
We don't just hand you words to memorize. We work on what to say, why you're saying it, how it sounds, and how to adapt in real conversations. Practice, feedback, and accountability turn knowledge into repeatable behavior.
After 350,000+ sales calls made and taken and 100,000+ coaching sessions, I've learned that every result comes down to four keys: Data, Tools, Effort, and Skill. Get them working together and production becomes more predictable. Leave one out and you'll see it in your numbers.
Data is who you're calling and what you know about them. The right prospects, accurate contact information, and enough context to start a relevant conversation. Data shows you where the opportunity is. It doesn't create it for you.
Your CRM, dialer, scripts, follow-up systems, and AI help make the work faster and more organized. Tools remove friction and multiply your time—but they only amplify what you bring to them. A great dialer won't fix someone who freezes on the phone.
Effort is the volume and consistency of calls, conversations, and follow-ups, day after day. It's the engine. But effort without skill is just activity, and activity alone can burn people out before it pays them.
Skill turns conversations into results: opening, listening, asking the right questions, handling objections, and guiding decisions. Of the four keys, skill is the greatest influencer of success. It makes your data more valuable, your tools more powerful, and your effort more productive.
When people hear “skill,” they think scripts and techniques. Those matter. But the foundation of sales skill isn't just what you say. It's whether you're free to say it.
You can know every script and still not pick up the phone. You can know how to handle an objection and still go blank when you hear one. Call reluctance, procrastination, perfectionism, hesitancy, fear of rejection, and impostor syndrome can block every other skill from showing up.
I know because I lived it. From 1988 to 1998, I struggled with call reluctance. I was fired from my first sales job because of it. My response was to go blank and avoid the phone, and it cost me ten years of opportunity. I didn't get my real estate license until I was 30. Once I let go of trying to control what other people thought of me—and did the work to change—I sold 72 homes in my first 14 months.
That's why I use AIDM—Awareness, Identify, Define, Mindfulness—to find the root cause, identify which of the 12 types of call reluctance may be involved, and work toward removing the barrier rather than simply managing the symptoms. I'm committed to doing that work with clients who show up and do their part.
Problems are part of the journey. Working through obstacles makes us stronger, more resourceful, and more resilient. And integrity is the foundation: selling better isn't about pressure. It's about showing up fully for the people you can help.
My coaching ambition is to help sales professionals double their business twice over 36 months—building toward 4× their starting production through better data, tools, effort, and especially conversion skill. This is a coaching objective, not a guaranteed or independently verified average result; outcomes depend on each client's circumstances and execution.
Sharpen your discovery, build stronger prospect relationships, improve follow-up, and get more comfortable asking for appointments and commitments.
Create a shared standard for prospecting and conversion, strengthen coaching conversations, and focus the team on the behaviors that lead to results.
Sometimes the issue isn't technique. Fear of rejection, perfectionism, procrastination, or an unseen pattern of avoidance can prevent you from using the skills you already have.
That's why I also offer dedicated Call Reluctance Coaching. We work on the barrier behind the behavior, not just the script.

No. The coaching is designed for sales professionals and teams across industries. My real estate experience provides a deep foundation, but the principles of communication, qualification, follow-up, and conversion apply much more broadly.
Knowing a script and executing a great conversation are different skills. We focus on listening, questions, delivery, adaptation, and next steps—not just memorization.
